Roof Cleaning & Protective Coatings

(Including Solar Panels)

Restore the Appearance. Protect the Surface.

Your roof is one of the largest and most exposed surfaces of your property. Year after year, it faces Melbourne’s rain, UV exposure, airborne pollution, organic growth and changing weather conditions. Over time, roof surfaces can become stained, faded and heavily affected by moss, lichen, algae and accumulated grime.

At Pinnacle Surface Solutions, we specialise in professional roof cleaning, surface preparation, roof painting and protective coatings designed to restore the appearance of existing roof surfaces and provide renewed protection from the elements.

Our preparation-first approach goes well beyond simply applying a fresh coat of paint. We carefully assess the roof, treat organic contamination, professionally clean the surface and prepare it for the appropriate coating system.

The result is a cleaner, refreshed and professionally coated roof that can dramatically improve the appearance of your entire property.

Professional Roof Surface Restoration

A tired-looking roof does not necessarily mean the roof itself needs replacing.

Years of exposure can leave otherwise serviceable roof surfaces covered with dirt, moss, lichen, algae and atmospheric contamination. Existing coatings can also fade and weather under prolonged UV exposure.

Our roof surface restoration services are designed to address these problems through professional cleaning and, where suitable, the application of premium protective roof coatings.

Our services include:

  • Professional roof cleaning

  • Moss, lichen and algae treatment

  • Controlled pressure cleaning

  • Roof surface preparation

  • Roof painting

  • Protective roof coatings

  • Colour restoration

  • Solar panel cleaning

  • Gutter clearing associated with roof cleaning

  • Final property clean-down

Our focus is specifically on cleaning, preparing and coating existing roof surfaces, rather than structural roofing or traditional roof repair work.

Why Roof Restoration Matters

Roof contamination develops gradually, which makes it easy to overlook.

Moss, lichen, algae and accumulated dirt can spread across roof surfaces over many years. In shaded areas or properties surrounded by vegetation, biological growth can become particularly pronounced.

Professional roof cleaning removes this accumulated contamination and reveals the underlying condition of the roof surface.

Cleaning can provide several benefits:

  • Dramatically improve the appearance of the property

  • Remove accumulated dirt and environmental contamination

  • Treat moss, algae and lichen growth

  • Prepare suitable surfaces for protective coatings

  • Improve the appearance of faded roof tiles

  • Help keep gutters clearer of dislodged organic material

  • Provide an opportunity to visually assess the roof surface before coating

For roofs being painted or coated, thorough cleaning is particularly important.

A premium coating is only as good as the surface beneath it.

Why Roof Preparation Matters

This is an area where I would make Pinnacle’s philosophy very prominent.

Applying premium roof paint over a poorly prepared surface does not create a premium result.

Moss, dirt, loose material, deteriorated coatings and other contaminants can interfere with coating adhesion and compromise the finished surface.

That is why Pinnacle follows a preparation-first approach.

Before applying a protective coating, we focus on creating the cleanest and most stable practical substrate for the coating system being used.

It may take longer.

But preparation is where long-term coating performance begins.

Is Your Roof Showing These Signs?

Your roof may benefit from professional cleaning or protective coating if you have noticed:

  • Moss growth

  • Lichen

  • Green or black algae

  • Heavy surface staining

  • Dirt and pollution accumulation

  • Faded roof colour

  • Patchy appearance

  • Weathered coatings

  • Dull or tired-looking roof tiles

  • Organic debris accumulating around valleys

  • Roof surfaces that have lost their original presentation

  • Solar panels affected by dirt or environmental contamination

Sometimes professional cleaning alone can produce a dramatic improvement.

Where the existing surface is suitable, a protective coating can take the restoration considerably further by providing renewed colour and surface protection.

Every project begins with an assessment of the roof.

We identify the roof surface, general condition, degree of contamination, accessibility and suitability for cleaning and coating.

We also look for visible issues that may require attention by an appropriate roofing professional before Pinnacle commences coating work.

The purpose is simple: understand the surface before we start working on it.

Roof Surfaces We Work With

Roof materials vary significantly, so the appropriate cleaning and coating process must be selected for the individual substrate.

Depending on condition and coating suitability, Pinnacle can work with common residential roof surfaces including:

Concrete Roof Tiles

Concrete tiles are extremely common throughout Melbourne and can become faded, stained and affected by moss and lichen over time.

Professional cleaning can produce a substantial improvement, while suitable protective coating systems can restore colour and provide renewed surface protection.

Terracotta Roof Tiles

Terracotta requires a more considered approach.

The condition and existing finish of the tile must be assessed before recommending any coating system. In some situations, professional cleaning may be the most appropriate restoration option.

We assess the surface before recommending treatment rather than assuming every roof should be painted.

Previously Coated Roof Surfaces

Older roof coatings can fade, chalk or deteriorate over time.

These surfaces require careful assessment and preparation because the performance of a new coating depends heavily on the stability of the existing substrate.

Roof Cleaning vs Roof Coating

Not every roof needs to be painted.

This is worth saying prominently because it strengthens your credibility.

Roof Cleaning

Best suited to roofs where the underlying surface remains visually acceptable but has accumulated:

  • Moss

  • Lichen

  • Algae

  • Dirt

  • Pollution

  • Organic contamination

Professional cleaning may be all that is required to dramatically improve presentation.

Roof Cleaning & Protective Coating

More appropriate where a suitable roof surface has become:

  • Significantly faded

  • Weathered

  • Visually inconsistent

  • Previously coated and requiring renewal

  • In need of renewed colour and surface protection

During our assessment, we can discuss which approach is appropriate for your property.

We don't believe in applying a coating simply because we can.

Roof Surfaces We Work With

This section could be extremely powerful for Pinnacle.

A protective coating is designed to restore and protect a suitable roof surface. It should never be used to disguise underlying roofing defects.

If our assessment identifies obvious issues requiring traditional roofing work, we may recommend these are inspected or rectified by an appropriately qualified roofing professional before coating proceeds.

This may include matters involving structural roofing components, significant tile damage, ridge capping, flashing or other specialist roofing repairs.

Pinnacle's expertise is focused on:

CLEAN → PREPARE → COAT → PROTECT

This clear division allows us to concentrate on doing our part of the restoration process exceptionally well.

Why Choose Pinnacle Surface Solutions?

Preparation Before Paint

We don't view roof painting as simply changing the colour of a roof.

The finished coating begins with everything that happens beforehand.

Inspection, treatment, cleaning, preparation and appropriate drying are fundamental parts of our process.

Surface Restoration Specialists

Roofing is one component of a broader property maintenance strategy.

Our experience across exterior surface cleaning, coatings, driveways, house washing and timber restoration gives us a whole-property perspective.

Commercial-Grade Equipment

We use professional equipment selected to provide the cleaning performance and control required for exterior surface restoration.

Premium Coating Systems

Products are selected according to the substrate, condition and required outcome rather than relying on a one-product-fits-every-roof approach.

Property Protection

Roof cleaning takes place above virtually everything else on your property.

That makes preparation and surrounding-property protection an important part of the job.

Clear Communication

We explain what we're doing, why we're doing it and what you can expect throughout the project.

The Pinnacle Surface Philosophy

YOUR PROPERTY IS AN ASSET

ASSESS → CLEAN → RESTORE → PROTECT → PRESERVE

That philosophy applies particularly well to roofs.

We don't begin with a tin of paint.

We begin by understanding the surface.

We then clean and prepare it properly, restore it where appropriate and apply protection designed to help preserve both the surface and the appearance of your property.

Protecting Surfaces. Preserving Value.

Frequently Asked Questions

Do you offer complete roof restoration?

Pinnacle specialises in roof surface restoration, including professional cleaning, preparation, painting and protective coatings.

We currently do not undertake traditional structural roofing works such as rebedding, repointing or significant roof repairs. Where these works are required, they should be completed by an appropriately qualified roofing professional before our coating process begins.

Do you clean roofs without painting them?

Absolutely.

Professional roof cleaning is available as a standalone service and can significantly improve the appearance of a roof affected by moss, lichen, algae and accumulated grime.

Painting is not automatically necessary.

Do you pressure wash roofs?

Professional roof cleaning may involve controlled pressure cleaning, but the process depends on the roof material and condition.

Our objective is effective cleaning, not simply maximum pressure.

Can you remove moss and lichen?

Yes. Moss, lichen and algae are among the primary contaminants addressed during professional roof cleaning.

Depending on the degree and type of growth, appropriate treatment may be incorporated into the cleaning process.

Will cleaning make my roof look new again?

It can produce a dramatic transformation, but results depend on the underlying condition of the roof.

Cleaning removes contamination. It cannot reverse permanent fading, existing substrate deterioration or physical damage.

Where a suitable surface remains heavily faded after cleaning, a protective coating may provide the desired cosmetic restoration.

Do you paint concrete roof tiles?

Where the existing roof is suitable for coating, concrete roof tiles can be professionally cleaned, prepared and coated using an appropriate roof coating system.

Can terracotta roof tiles be painted?

Terracotta requires individual assessment. The tile type, surface finish, age, previous treatments and condition can influence whether coating is appropriate.

We assess the roof before recommending a treatment.

How long does a roof coating last?

The service life of a coating depends on the coating system, preparation, roof substrate, exposure, application and ongoing environmental conditions.

Rather than making a blanket lifespan claim, we provide guidance based on the specific coating system selected for your project.

Can you clean my solar panels at the same time?

Yes. Solar panel cleaning can be incorporated into suitable roof cleaning projects, providing an efficient way to clean the entire roof area during the same visit.

Do you repair cracked roof tiles?

Pinnacle currently specialises in surface cleaning, preparation and protective coatings rather than traditional roofing repairs.

If repair work is required before coating, we will recommend that it is addressed before the coating system is applied.

Do you rebed or repoint ridge caps?

No. Rebedding and repointing fall outside our current roof surface restoration service.

Can you paint over an existing roof coating?

Potentially, but the existing coating must first be assessed.

A new coating system relies on the integrity of the surface beneath it. Cleaning, adhesion, compatibility and preparation requirements need to be considered before recoating.

How long does roof cleaning and painting take?

Project duration depends on roof size, access, contamination, weather, drying requirements and the selected coating system.

We provide a project-specific timeframe following inspection.

What happens if it rains?

Weather is an important part of roof cleaning and coating.

Cleaning can sometimes tolerate conditions that coating cannot. Protective coatings must only be applied within suitable weather and surface conditions and in accordance with product requirements.

We monitor conditions and schedule coating stages accordingly.

Can you clean gutters with gutter guards?
Yes, depending on the type of gutter guard and how it has been installed.

Cleaning may be more involved because debris can accumulate above and beneath some gutter guard systems.

Let us know when requesting your quote if gutter guards are installed.

Do gutters still need cleaning if there aren't trees directly above my house?

Yes.

Windblown leaves, roof sediment, moss, bird activity and debris from neighbouring vegetation can all accumulate in gutters.

Do you clean two-storey properties?

We assess each property individually.

Roof height, pitch, access and surrounding structures determine the appropriate cleaning method and whether the work can be undertaken safely.

Do you remove the debris?

Yes.

Debris generated through our cleaning work is collected and the immediate work area is cleaned as part of the service.

Does gutter cleaning help with bushfire preparation?

Removing accumulated leaves and combustible organic material from gutters can form one part of broader seasonal property maintenance in bushfire-prone areas.

It should not be regarded as a complete bushfire protection strategy. Property owners should always follow current CFA and local authority guidance.
